Rules and Regulations Governing Vehicles and Parking at Schooner Cove

 All vehicles must be registered with the parking permit form provided in the Welcome Package (or
through the Property Manager) before parking on the property.   A maximum of 2 resident stickers and 1
visitor sticker per unit are permitted at any point in time. In order to accommodate all residents, there
should be no more than 3 vehicles belonging to one unit on the property at any point in time. Any
additional vehicles must be parked “off property”.   See attached map for resident and visitor parking
areas.
 The "Permit Parking Only" parking areas shall not be used for any purpose other than to park
currently registered resident automobiles. All vehicles must have a permanent registration adhered to
their vehicle, vehicles with “temporary” plates/registration while awaiting permanent registration must use
a visitor tag and be parked in the visitor area.   All resident parking stickers must be properly adhered to
the glass of the rear side window (either side) or the rear window of the vehicle and are not to be taped
on and must be visible. There are to be no visitor tag vehicles parked in resident spaces.  No wrecks or
disabled vehicles may be left in any parking area and no vehicles may be stored on the site.
  No commercial vehicles are permitted to be parked on the property overnight. (Commercial vehicles
are defined as vehicles which have commercial plates and/or lettering)  Commercial vehicles, as well as
pick up trucks, SUV’s, etc., belonging to unit owners/residents may not have “tools of the trade” (i.e.,
ladders, wheel barrels, tarps, etc.) visible when parked for an extended period of time.   Any Unit Owner
having a pick-up style truck is permitted to park these vehicles in the visitor’s area and they must have
appropriate visitor tag and be parked “nose out”. These pick-up style trucks are not to be commercial
vehicles as defined above.  Any motorcycles parked on property must have a piece of wood under the
kickstand (of a significant enough size)  to protect against indentations in the pavement.
  The “Permit Parking Only” parking areas for Buildings 2, 3 and 4 only, will not be given a Warning
Sticker when in violation.  These vehicles will be towed immediately.
  All vehicles not bearing a registered resident vehicle sticker must use the visitor parking area, which
is marked by signs along the Harbor Drive fence. Visitor tags are required on all cars in the visitors
parking area only during the hours of 11p.m. to 8a.m., and must be hanging from the rearview mirror.  
Replacement of a lost visitor tag will result in a $100.00 replacement fee.
  Please note that your stickers MUST match the vehicle description and license plate numbers (Note:
If your license plate changes, you must re-register your vehicle – DO NOT REUSE YOUR OLD
STICKER). In the event of having to transfer a resident parking sticker from one vehicle to another (or
new) vehicle, the vehicle must first be registered (via the form in your welcome packet or by request
through the property manager) and a new sticker will be issued by the Management Company and
mailed to your home address. Any Unit Owner using an illegal or fraudulent sticker or visitors tag will be
fined $50.00 and may have their parking privileges revoked.  If possible, please remove and return your
old sticker in order to obtain a new one and you will need to park the vehicle in the visitor parking area
until you receive your new resident parking tag (please allow a few days lag time for mailing).
  Parking in a "NO PARKING" zone for the limited purpose of unloading groceries or for undertaking
another activity shall be permitted only: (1) if the vehicle's emergency blinkers are left continuously on
and, (2) if such parking is undertaken for no longer than fifteen minutes.
“NO PARKING" areas are identified as follows:  
  1. Any area used as "turn-around' space; or any space that, if occupied, would impede traffic flow;
  2. At the mailbox islands or islands separating units;
  3. Near the fire hydrants;
  4. At the emergency and main exits;
  5. In front of or next to dumpsters, at any time or in any way interfering with trash removal;
  6. On any grassed or landscaped areas; and roadways.
  Automobiles shall be parked in such a manner so as to occupy only one parking space; diagonal
parking across two or more parking spaces is not permitted on the premises.  Vehicles in the resident
parking areas must be parked “nose first” into parking spaces.
  The owner/tenant, or their visitor, of a garage may park in front of that garage, if parking in front of
that specific garage is permitted (See illustration on map for designated garages). These vehicles must
have a resident tag or visitor tag on them. Any garage areas, which have access to crawl spaces below
them, must not block the crawl space entry so that it is accessible for entry by emergency or service
personnel when/if required. If you have any items that are blocking this area, they must be removed
immediately and stored elsewhere.
 Maximum speed limit within the Schooner Cove complex is 5 MPH. VIOLATORS MAY BE FINED OR
LOSE PARKING PRIVILEGES IF NOT ADHERED TO.

IMPORTANT:  For those parked at Building One - Improper or illegally parked cars, or unit owners who
do not abide by these parking rules and regulations will receive a notice of violation sticker as a first
warning.  A second warning for the same offense and the car will be towed immediately (by the parking
attendant) at the unit owner’s expense. For Buildings 2, 3 & 4, see paragraph three above. If your
vehicle is towed, please contact the Towing Company, Lone Star Towing – 327-4240, not the
Management Company.
